After care

 Our villas are built to the highest standards. Each villa comes with a 1 year warranty. Our team is there to support you long after. We aim to build long lasting relationships and therefore would support you thorugh out your journey to own a slice of paradise

Construction of Sacred Garden Villas  started in April 2025 and will complete in April 2026

We only use high grade internationally recognised brands for our materials including, global brands such as TOTO, Roman, Samsung, NEC, German Standard. For locally sourced materials such as plants and wood, we ensure an ethical supply chain to help sustainability

The villa comes inclusive of white goods and general appliances.  It comes with a 25 year lease and an option to extend for a further 25 years at an additional cost. A 12-month warranty on the building and the electrical appliances is also included

Upon purchasing the villa, The company (Good Karma) covers all  the necessary lease transfer taxes). If you then decide to rent out or sell the villa,  you are then required to pay a 10% local tax on whatever is generated from the sale or rental.

The benefit of a  lease is that you do not need to have a local company setup if you intend to use it as a home or holiday home. If you do decide to generate rental income then a local company is required. This is called a PT PMA. We work with trusted partners to help set this up for you and can all be done remotely, simply and quickly within 3 weeks

If you intend to rent your villa out it would be useful. We will help set these up for you with trusted and recognised banks.

We can provide trusted villa management service companies for you that will manage the advertising, rentals, maintenance, cleaning  etc. This service varies between 15-18% of the gross rental achieved. The full service provides piece of mind as your villa will generate a monthly payment without any stress of the management of the villa. This does not include electricity or structural repairs

Everyone has specific needs for their villas so we leave it to the customer to choose supply their own plates, cutlery, glassware, towels, pots and pans.

You will benefit from a 25-year lease and will be able to extend it a further 25 years at any point in that 25-year period. The cost of the extension is calculated at the land value at the time you  execute that extension. This is assessed by 3 parties, one supplied by the landowner, one supplied by yourself and a 3rd independent party
